Two lakes totalling six and a half acres which are alongside each other and joined by a few yards of canal.

Best known for its big bags of quality bream with 30 & 40 pound bags always on the cards, and even the odd 100lbs.
Short sessions can produce some big bags with plenty of 3lb & 4lb'ers and the occassional 5lb'er.
The best baits for the bream include luncheon meat, sweetcorn, bread, worms and dead maggots. Cubes of luncheon meat do tend to pick out fish of a better average size, with luncheon meat fished over loose fed trout pellet a favourite method.
Because of its shallow depths the bream do not like big balls of groundbait or heavy feeders landing amongst them. Feed at the start of a session, and then fish a light bomb or a float over it. If the fish really get their heads down the feed then can be topped up with loose fed trout pellet or sweetcorn.

Carp are another big attraction at this venue with nearly all of the carp being double figure specimens, with a fair number of 20lb plus fish amongst them.
Not considered to easy, but a venue where many anglers are quite happy with a fish or two in a session.
Boilies produce the majority of the big carp, although this changes in late spring and early summer when the fish are on the surface. Dog biscuits take a fair number of carp off the top, but bread crust tends to have the edge.

Pike fishing also figures here with the lake record standing at 29lb 4oz, and a fair head of double figure specimens. Upper double figure specimens are taken nearly every week during the pike fishing season, with some anglers landing five or six fish in a day.
Roach tend to be overlooked, with the majority of anglers targeting the bream. However pole and whip tactics can produce double figure catches with the odd 1lb plus fish amongst them.
Maggot or pinkie are the standard roach baits, but with casters picking out a better stamp of fish.
Tench do sometimes show in good numbers in their own right with bags of 30lb+ being netted.
There are not many perch, but there are a few very big ones with the best recorded of around 4lb.
Crucians tend to keep a low profile, but when they do show its possible to have eight or ten good ones off of sweetcorn baits.
There are only a handful of chub, and these don't tend to get caught. However these are growing, and on sunny days the shoal of them can sometimes be seen basking in the shallows. Very few anglers bother with the eels, although anglers fishing worms have taken specimens to five pounds.

Rules :

Mick believes that a long list of rules just makes life unnecessarily difficult for responsible anglers, whilst the idiots would ignore them anyway.
So he opereates a different system, with a zero tolerance attitude to anti-social behaviour.
Obviously guns, fires, and vehicles are not allowed, but otherwise he just ask's anglers to use their sense.

Directions :

A127 (from London) take the A132 slip road signposted Wickford,Basildon, and the Industrial Areas.
At the end of the slip road take the 3rd exit off the roundabout following the signs for A132. Basildon, Industrial areas, Superstore and Festival Leisure Park.

A127 (from Southend) take the first exit off the roundabout at the end of the slip road.

After less than two hundred yards you come to another roundabout with Sainsburys Superstore and Retail Park to your left.
Straight across roundabout then come to another roundabout.
Go straight across following the signs for South Benfleet and Town Centre.
You eventually pass Longmans Motors on your left, followed immediately by the Watermill Pub also on your left.
At the Watermill roundabout turn left into Felmores, (the first exit).
Less than 200 yards you come to another roundabout.
Turn right under the height restriction barrier, and immediately left into the car park.
The lakes are in front of you.
